Scalea is an Italian resort with a twist. One of a very few seaside towns with a historical centre walking distance to the sea. With a maze of narrow streets, piazzas and restaurants, Scalea’s old town is a few minutes walk to the main town centre.
Close to the Norman castle at the top of the old town we have a large building which is offering two solution for renovation.
Plans for the renovation:
The buildings are accessed off Via Purgatorio each with it’s own independent entry.
These ruins have not been habitable since the Second World War. The town was occupied by German forces for a major part of the war. When the Allies attacked southern Italy Scalea suffered bombing and these buildings were partially destroyed.
The remains are basically the outer walls. Internally the ground will require digging and levelling. The building will provide two floors and a minimum 90 sq mtrs of internal space.
Taking on a renovation project of this nature will take a minimum 12 months.
Phases will include
1 Clean out and levelling of land
2 Structural phase to create walls, floors and structural reinforcement
3 Plumbing and electrics
4 Final prep for tiles
This ruin would make a minimum 90 sq mtrs of internal space over two floors. Using the lower floor for bedrooms and a bathroom, allowing for the upper floor to benefit from the views.
The top floor we see as a large open plan living area with balcony and sea views. Maybe adding a service/laundry room at this level.
The roof area can be utilised as a terrace with access from an internal stair.
Parking is beneath the Norman castle a couple of minutes walk from the property.
