Along the south west coast of Italy the amazing landscape is rich with towns and villages over looking the Tyhrrenian Sea. Marcellina tucked away just 4km from the sea is a town home to over 7,000 people. A maze of narrow streets the town offers local stores, bars and restaurants.

Winding up into the Pollino national park and only 2km from the main town centre we have an independent villa with over 1000 sq mtrs of land. The villa is a two storey building and was constructed in the mid 1960’s.

Accessed off Via del Pollino onto a private drive there is a small garden area to the front of the property. The ground floor has two main entries. At the front of the house entry into a lobby area and large kitchen with feature fireplace door for direct entry from the drive. This room is approximately 40 sq mtrs. An internal door at the far end of the kitchen leads to a second room of approximately 25 sq mtrs which is in rustic condition.

The lobby stairs lead to the second floor. On the landing there is a balcony door and access to a corridor leading to the main living area.

Three rooms are on the right of the corridor. The first room is currently a kitchen. The second a living room and the third a bedroom. At the end of the corridor is a bathroom with bath tub.

There is a balcony running the length of kitchen, living room and bedroom with access from the living room onto the balcony. The views look down towards the coast with beautiful sea views.

The main section of land is towards the rear of the property with ample space for a swimming pool.

The property is in need of modernization. Although currently a one bed one bathroom property there is potential to convert to a three bed two bathroom villa.

The closest airports Lamezia Terme 1.5hr south and Naples 2-5hrs from the North.
